Choosing a flat roofing system for my roof window
An effective system is vital in supporting and waterproofing the flat roofing surface around your skylight. Planning regulations on flat roof windows advise that an effective waterproofing system is installed.
Flat roof windows generally require an upstand for the window to sit on and a high-performance waterproofing system to be installed around that to ensure good watertightness. Lead flashing may also be required. A reason many flat roofs leak is due to poor waterproofing.

Do I Need Planning Permission for a Flat Roof Window?
Windows installed into flat roofs are very discreet and face the sky (hence the term ‘skylight’), rather than a neighbor’s property.
Generally any rooflight which extends above 150mm may require planning permission, although it is very rarely refused. That said, if you intend to install a rooflight into an existing flat roof area, it would be wise to consult a specialist.
More specifically, planning permission on flat roof windows is:
“New roof lights or skylights will not normally require an application for planning permission providing:
- they do not protrude more than 150mm beyond the plane of the roof slope
- they are no higher than the highest part of the roof
- if they are in side elevation roof slope they must be obscure-glazed and either non-opening or more than 1.7 metres above the floor level”
